As the market winded down for the year, the number of project launches dwindled to 1 in Nov 2025 compared to four in Oct 2025.

Developers launched 347 units for sale in Nov 2025, 84.5% lower than the previous month and 87.9% lower than a year ago. In Nov 2024, developers pushed out 5 major projects.

In Nov 2025, the first project in the Upper Bukit Timah area in 5 years, The Sen was launched for sale. It sold 77 units at a median price of $2,339 psf. Buyers were drawn to the lush surrounding greenery and hard to beat starting price of below $1 million for a one-bedroom unit.

More than 80% of the units sold in The Sen were below the sweet spot price of $2.5 million.

A total of 325 units were sold in Nov 2025, 86.6% lower than Oct 2025 and 87.3% lower than the same period in 2024.

Huttons Data Analytics estimate developer’s sales excluding ECs in the first 11 months of 2025 at 10,624 units. This is around 97% of Huttons estimates for the full year.

Purchases by Market Segments and Price Range
The proportion of sales in the RCR increased to 66.2% due to the launch of The Sen in Nov 2025 and sales in RCR projects which were already launched prior. 7 out of the Top 10 projects by sales in Nov 2025 were in the RCR.
